Roseville's Comprehensive plan. <br />6.,0 ZO,NING/PLANNED UNIT DEVELOPMENTW <br />6.1 The GENERAL CONCEPT PLANNED UNIT DEVELOPMENT is a process by which a <br />devellopment/redevelopment proposal is forma1ly presented 'in a public hearing to the <br />P'lannin. I <br />,g Commission, and subsequently to the City Council, for con-sideration. A <br />PLANNED UNIT DEVELOPMENT is a zoning district which may include single or <br />mixed uses, one or more lots or parcels, intended to create a more flexible, creative and <br />efficient approach to the use of the land subject to the procedures, standards, and <br />regulations, contained in the City Code. <br />M M1111mi-3111 Fff mli <br />............... <br />a mix o hig <br />16.3 Section 1005.07A states: A ""Mixed Use Business Park" is a redevelopment area, in <br />which the environmental impacts of the business park have been analyzed through an <br />environn-iental impact statement or sin-iilar. The 'impacts are then mitigated within the <br />requi.rements a Planned. Unit Development as defined in Section 1008.- All parcels sha.11 <br />have well-planned roads, utilities, ponding and communication systems. Parcels within. a <br />`Mixed Use Business Park" shall have access to an internal parkway and/or extet ' -nal <br />County road-s a v <br />s well as conenient access to the Interstate Highway System. Emphasis <br />shall be placed on creating a unique, safe and high quality work and play environment by <br />installation of extraordinary, architecturally distinct buildings, parkways, transit and <br />transportation, services, site planning, landscaping, parks,. pedestrian path-ways, and <br />lightingi <br />6.4 Section 10105.0713 states: A B-6 district may be established after completion and city <br />approval of a mixed -use master plan for the entire district and completion of any required <br />oir voluntary environmental review such as an. Environmental. Impact Statement (EIS) or <br />Alternate Urban Area Review (AUAR) as defined by the Minnesota Environmental <br />Quality Board rules., Uses permitted within a B- district shall comply with Section 1008 <br />of this Code by completing a Planned Unit Development prior to the issuance of any <br />building permits. The Planned Unit Development shall implement all mitigation <br />requirements of the IS or AUAR as well as Busines,s Park Design Guidelines of Section <br />I 10 and subdivision requ irements of Chapter I I of thi s Code. <br />,1..5 Permitted Uses, after city approval of a mixed use master plan and completion of a <br />Planned Unit.
