Attachment J <br />I <br />include sub grade preparation, gravel base, bituminous surfacing, and concrete curb and <br />2 <br />gutters. <br />3 <br />a) The Developer shall construct the streets as shown on the Plat, including the <br />4 <br />connections to County Road C-2 and Fernwood Street. Dunlap Circle shall be <br />5 <br />constructed ending in a 100 foot diameter cul-de-sac. The new streets shall be 1500 feet <br />6 <br />more or less of 32 foot wide (face to face) bituminous street with type B618 curb and <br />7 <br />gutter. Parking shall be allowed on all streets. The typical section of pavement for the <br />8 <br />streets shall be.- 1.5 inches LVWE3503OB/ 2.5 inches LVNW3503OB/ 8 inches of Class <br />9 <br />5-100% crushed limestone. <br />10 <br />b) Unusable material within the street right-of-ways shall be removed by the Developer. <br />I I <br />c) All subgrade excavation and filling shall be completed by the Developer in <br />12 <br />accordance with City details, City specifications, MNDOT's specifications, and the <br />13 <br />approved Public Improvement Construction Plans. <br />14 <br />d) The City reserves the right to test as necessary,, at the Developer's expense, all <br />15 <br />grading work. A test roll of the street subgrade shall be passed prior to acceptance of the <br />16 <br />subgrade by the City. <br />17 <br />e) The Developer shall construct the retaining wall(s), and fences shown in the Pathway, <br />18 <br />Retaining Wall and Fence Plan in accordance with the City approved Public <br />19 <br />Improvement Construction Plans. The retaining wall located southwest of the curb on <br />20 <br />Fernwood Circle shall be public. All other retaining walls within the Plat are private, and <br />21 <br />will not be the responsibility of the City for maintenance and replacement. <br />22 <br />3. Pathway. The Developer shall construct an 8 foot wide pathway along County Road C-2. <br />23 <br />An 8 foot wide pathway connection shall also be constructed connecting Fernwood Circle <br />24 <br />to the pathway at the intersection of Lexington and Josephine Road. The pathway shall <br />25 <br />be constructed in accordance with City details, specifications, and the City approved <br />26 <br />Public Improvement Construction Plans. <br />27 4. watermain construction: The Developer shall construct all watermain improvements <br />28 determined to be necessary by the City to serve the Property, including hydrants and <br />29 individual lot services. <br />30 a), All watermain improvements and hydrants shall be constructed in accordance with <br />31 City details, specifications, and the City approved Public Improvement Construction <br />32 Plans. <br />33 5. Sanitary sewer construction.- The Developer shall construct all sanitary sewer pipes <br />34 determined to be necessary by the City to serve the Property, including individual lot <br />35 services. <br />36 a), All sanitary sewer improvements shall be constructed in accordance with City details, <br />37 specifications, and the City approved Public Improvement Construction Plans. <br />38 b), Josephine Lift Station reconstruction.- The Developer shall be responsible for a <br />39 proportionate share of the actual cost to design and reconstruct the Josephine lift station <br />40 to provide sanitary service to this Property. The Developer's proportionate share is based <br />41 on the following.- the lift station currently serves 26 properties. The Developer proposes <br />42 to serve an additional 14 properties.
