Building materials shall be comprised of a mix of <br />225 brick, stone, and EFIS, similar to the materials depicted on the elevation plans submitted <br />226 (Exhibit I). <br />227 <br />228 9.7 <br />Building Design Enhancements. The southwest entrance into the hotel shall be <br />229 <br />upgraded to provide a better /greater pedestrian presence along Twin Lakes Parkway. <br />230 <br />The addition of a larger paved area and/or incorporating a small entry canopy similar to <br />231 <br />that at the main entry is acceptable. <br />232 <br />233 9. S <br />Site Amenities. The use of boulder rock is prohibited for the purpose of a necessary <br />234 <br />and /or decorative retaining wall. Should the City Engineer determine after review of the <br />235 <br />Twin Lakes Parkway/Mount Ridge Road final design the a retaining wall is necessary on <br />236 <br />the site due to grading issues a final design shall be submitted to the CITY for review and <br />237 <br />approval . The retaining wall shall be comprised of field stone or similar material /product <br />238 <br />and shall not be located within the public easement. A revised or separate landscape plan <br />239 <br />providing enhanced landscaping along the southern boundary of the parcel, between the <br />240 <br />hotel and public right -of -way, shall be submitted to the City for review and approval. <br />241 <br />242 <br />OVERALL DEVELOPMENT CONDITIONS: <br />243 9.9 Development Review Committee (DRC). The plans submitted for a building permit <br />244 pertaining to this redevelopment shall be reviewed by the DRC for consistency with this <br />245 AGREEMENT as well as other applicable City Code requirements, prior to the issuance <br />246 of a building permit. <br />247 <br />248 9.1 o Mitigation of Impacts. The CITY and DEVELOPER agree that there are potential <br />249 impacts created with the hotel redevelopment. Therefore, the following mitigation <br />250 techniques shall be applied to each of the phases: <br />251 <br />252 a. HVAC Units. All HVAC, mechanical, and energy support system structures <br />253 shall be wall mounted variety for each room /unit and /or within a separate <br />254 mechanical room. Single or multiple roof top units are permissible and shall be <br />255 screened from view. For the purpose of this PUD AGREEMENT roof top <br />256 screening shall consist of integral wall extensions. Ground placed units shall also <br />257 b e permissible; must be located between the hotel and pool structure (courtyard <br />258 area); and shall be 100% screened from view.
