265 <br />b. Trash Handling. Trash handling equipment (trash and recycling dumpsters <br />266 <br />and /or compactors) shall be located along the east side of the hotel building and <br />267 <br />adjacent to the easterly parking lot. Said enclosure shall include a roof and its <br />268 <br />walls be constructed of similar materials to that of the hotel. <br />269 <br />270 <br />c. Off - Street Parking. Off - street parking areas shall include hard surfacing <br />271 <br />(bituminous), concrete perimeter curbing, and a drainage plan. <br />272 <br />273 d. Signage. Signage shall be consistent With City Code Section 1 009 (Sign <br />274 Regulations) and require a separate permit. <br />275 <br />276 e. Lighting. Parking lot lighting shall be consistent lighting requirements of Section <br />277 1 0 10. 12 of the Roseville City Code. Lighting of pedestrian accesses and/or patio <br />278 areas shall be of a pedestrian scale and can be a decorative style. <br />279 <br />280 f. Storage. outdoor or exterior storage of any material, equipment, is prohibited for <br />281 any duration including but not limited to: trucks and semi - trailers (except While <br />282 delivering goods, services, and materials), boats, trailers, campers, snowmobiles, <br />283 ice houses, junk, pallets, debris, inoperable and /or non - licensed vehicles. <br />284 <br />285 g. Accessory structures. The installation of sheds or other accessory buildings is <br />286 prohibited. outdoor sales and merchandising and equipment for the sale is <br />287 exempt from this requirement (requires seasonal sales and display permit). <br />288 <br />289 9.11 Site Construction & Security Fencing. The DEVELOPER is responsible for installing <br />290 construction or security fencing and for its removal prior to occupancy. The exact <br />291 location of the security fence and entrances must be approved by the Building official <br />292 and Fire Marshall, or designees, prior to the issuance of building or excavation permits. <br />293 <br />294 9.12 Site Landscaping. A final landscape plan shall be submitted and approved by the CITY <br />295 which incorporates additional landscape along the southern boundary of the hotel site and <br />296 which plan shall be consistent with the landscape plan dated April 4, 2005 (Exhibit G). <br />297 <br />298 9.13 Landscape Letter of Credit. Prior to the issuance of a grading, excavation, foundation, <br />299 and /or building permit, the DEVELOPER shall provide the CITY with a landscape letter <br />300 of credit, bond, or other security covering a minimum of one full growing <br />301 season /calendar year which is acceptable to the City in an amount up to 150% (as <br />302 determined by the Community Development Director or designee) of the full cost of all <br />303 landscaping, irrigation, and fencing. <br />304 <br />7 <br />
