The property at <br />2755 Long Lake Road is zoned B-3.- Mr. <br />Regan and his representatives were -led <br />to believe in the Fall of 1979, when he <br />purchased Lets 3 and 4, that there should, <br />be no problem obtaining clearance from <br />the City for operating his business in <br />an industrial zoned area. Permitted uses <br />in 1-2 X11 s tricts include, among others, <br />automobile, truck and trailer assembly <br />and engine rebuilding, off-street parking <br />and loading as an accessory use, and <br />includes as uses' by specTa l permit: <br />(i) Heliports; <br />(ii) Service Stations; <br />Storage, open and enclosed, of <br />the following: coal and gas; <br />junk and salvage; refrigerating <br />plants; scrap etal , paper and <br />rags; <br />(iv) Motor Freight Terminals; <br />(v) Commercial Auto washing; <br />i Tire Recapping, but with no <br />exterior storage of tires , and <br />provided that proper dust control <br />measures be installed and used; <br />(vii) Dog Kennels; <br />( viii) Truck Rentals, <br />Notwithstanding this apparent broad intent, <br />the City Planner and others on the City <br />staff now advise that they are uncertain <br />whether school bus parking and maintenance <br />is intended to be permissible in an 1-2 <br />district, and that an opinion from the City <br />
