This particular stai-ion locafiion, however, <br />places the station as far from each of these houses as possib[e, as you will <br />note from the site plans to be shown at the meeting. <br />4. You wil! note that an optiona{ station site exists at Site No. 2 at �he southwest <br />corner of Counfy Road B-2 and Da1e. This parcels mepsures 180.45 feet east-west, <br />by 279.08 feet north-south (after ]0 feef of additiona! dedication for each <br />street). 7his produces a site area of 1.15 acres and can better accommodate <br />the station facility as shown on the site p1an. This property I�as a smalf house <br />on the southerly portion of it. We are noi- aware of the availability or the cost <br />of this property, but the site plan would seem to suggest that it wouid work <br />better due to its slightly larger size and greafer east-west dimension. <br />5. Site No. 3 we have added for your consideration, inasmuch as it represents, <br />in our opinion, i-he besf site in Yhe vicinii'y of County Road B-2 and Dale Str�et. <br />It is desirable, as you know, to have the station driveway (egress) severai hundred <br />feet from the corner as would be the case in tF�is point. 8ecause there are no <br />� singfe family houses around the prope�ty, and because there pre apartments <br />across the street, this site would seem to have the least deleterxous affect on <br />single family developrnent in the area. About a year ago a representative of the <br />Concordia Academy (whoownsthe property) inc{uired of the City as to the possibilii'y <br />of zoning and building some apartmenfs on the tract of {and at the southeast corner <br />shown in the copy of the section map in the sketch at the left. We understand that <br />fhe school does have plans for �xpernsion, but have not dei-ermined as to whether <br />or not they woulc! be willing to convey a porfion of their site far fire station <br />purposes. The site we have suggested measures 235 fee1� �n depth with 250 feet <br />of frontage along Dale Street. This sifie pfan works extremely well, inasmuch as <br />the station orients perpendicular ta the road and we can adequately accommodate <br />30 or more cars in a fine setting. <br />6. The purpose of the hearing is to hear the pu6lic's reactions Po the principaf site <br />in consideration, and considerthereactionsorafternafives. As previously noted, <br />we are of fihe opinion thaf a station in the vicinity of County Road B-2 and Cale <br />5treet is an appropriate locofion. Site No. 3 would seem to offer the feast <br />deleterious irnpact upon others (assuming its available) and also offers the aclvantage <br />of having c� direct right-turn access for firemen coming from the south up Dale <br />Street ta the station site without having to go through the intersection of <br />Counfy Road $--2 and Dale Street. This advantage also accrues to Site No. 2, <br />except fhat it is a lefi-turn rather than a right-turn as it be the case in Sife No. 3. <br />�"� <br />
