<br />City Council Regular Meeting - 07/26/04 <br />Minutes - Page 16 <br /> <br />Roll Call (as amended) <br />Ayes: Ihlan, Kough, Maschka, Schroeder and Klausing. <br />Nays: None. <br /> <br />5. <br /> <br />Recognitions, Donations, Communications <br /> <br />6. <br /> <br />Rod Ellison, 2597 Cleveland, Re-Zoning and Conditional Use <br />Permit (PF 3582) <br />City Planner Thomas Paschke provided a summary of the <br />applicant's request to redevelop the property located at 2597 <br />Cleveland Avenue for use as a multi-use office building. Mr. <br />Paschke noted that, based on Planning Commission review and <br />questions at the Public Hearing, no concerns were identified. <br />Mr. Paschke further noted that rezoning the parcel from a B-4 to <br />a B-3 was more consistent with uses supported by the applicant <br />and would better utilize the property. Mr. Paschke reviewed the <br />intended reduction of setbacks, shifting of the building, and <br />additional parking achieved. <br /> <br />Discussion between Mr. Paschke and Councilmembers included <br />use consistency of the proposed rezoning; parcel-specific <br />business designations as identified in the City's Comprehensive <br />Plan; zoning of other parcels in close proximity of this parcel; <br />additional parking achieved with revised design; expansion of <br />impervious surface and the watershed district approval process <br />related to design plans; and the property owner bearing the cost <br />for any potential resizing required of the sewer utility. <br /> <br />The applicant was in attendance, but the Council had no <br />questions of Mr. Ellison. <br /> <br />There was no public comment. <br /> <br />City Attorney Anderson confirmed the wording of the proposed <br />motion to hold a first and second reading of the ordinance. <br /> <br />[8.1] Maschka moved, Kough seconded, holding first and second <br />reading of Ordinance No. 1308 entitled, "An Ordinance <br />Amending Title 10 of the City Code, Changing the Zoning Map <br /> <br />Recognitions, <br />Donations, <br />Communications <br /> <br />Ordinance 1308 <br />Resolution 10233 <br />Rod Ellison <br />2597 Cleveland <br />Re-Zoning and <br />Conditional Use <br />Permit (PF 3582) <br />
