<br />Regular City Council Minutes - 08/04/03 <br />Page 15 <br /> <br />Ms. Ahrens stated that this store had always performed <br />well for the corporation and they had considered three <br />options: <br />1) Demolish the store, sell to another user and find <br />another location for their store; <br />2) Demolish the existing store, close operations for <br />fifteen (15) months, and rebuild on that site with a <br />larger facility, which Ms. Ahrens stated didn't work <br />for the corporation financially; or <br />3) The preferred option to keep this store open in <br />the interim, build a Super Target behind the existing <br />store, and seven (7) weeks prior to opening the new <br />facility, close the retail store for demolition and <br />repaving of the parking area. <br /> <br />Ms. Ahrens advised that this third option involved a <br />substantial investment for Target Corporation with <br />building construction, followed by closing operations for <br />seven (7) weeks. Ms. Ahrens further recognized the <br />comprehensiveness and intricacies involved in this <br />development proj ect, stating that the proposed Super <br />Target is the newest prototype would be the first 2004 <br />prototype in the Twin Cities market, incorporating Prairie <br />style elements in its architecture and boulevard concept in <br />the site plan. <br /> <br />Discussion included identification of the parcels controlled <br />by the Target Corporation and those controlled by <br />Wellington Management, as well as other multiple <br />property owners. <br /> <br />Ms. Ahrens briefly reviewed their concept plan in <br />construction of a 174,000 square foot facility relocated to <br />Pascal Street, vacation of the Snelling Avenue frontage <br />road and a portion of Pascal Street; additional employees <br />and retail sales; and the generation of an estimated eighty <br />percent (80%) in additional real estate taxes for the City. <br /> <br />Councilmember Maschka provided his immediate <br />comments related to concerns involving the truck delivery <br />
