Mr. <br />Sukoff requested further information on the field capacity <br />of the holding ponds during a 24-hour period. <br /> <br />Brian Carey, United Properties Development Team <br />Mr. Carey noted that the ponds were based on 100 year <br />rainfall estinlates, on six-inch (6") rainfall in a 24-hour <br />period, and the development's civil engineer was also in <br />attendance to answer any more detailed questions. <br /> <br />Mr. Carey expressed appreciation for the neighborhood <br />conlments, their involvement and attendance at the <br />nunlerous neighborhood meetings, and the developer's <br />desire to address all neighborhood concerns. Mr. Carey <br />advised that, as they listened to neighborhood comments, <br />the developer had revised concept plans to address water <br />current water drainage issues; reduced the density of the <br />units fronl thirty-six (36) to thirty (30) units; increased the <br />setback fronl forty feet (40') to one hundred feet (100') in <br />the rear yard to improve site lines; and chose a more <br />decorative and subdued lighting plan. <br /> <br />Mr. Carey advised that while the developer was attempting <br />to preserve as nluch existing vegetation as possible, to <br />mitigate the impact to the neighbors, they positioned <br />landscaping individually to relate to existing single-family <br />honles. Mr. Carey further noted that the peak height of the <br />condonliniluTI building was actually one (1) foot below the <br />club house roofline. <br /> <br />Councilnlenlber Klausing complimented the developer on <br />their conlnlunication with the neighborhood and the <br />quality of the project; and addressed the tension of <br />preserving what people have and what the zoning is and <br />being flexible to different things, noting that going from a <br />Zoning District of R-l to this type of density was a drastic <br />change, and questioned whether a two-story building was <br />feasible in order to bring the site line down; and also <br />questioned why townhomes were not used overall for <br />
