<br />Regular City Council Minutes -10/20/03 <br />Page 14 <br /> <br />consistency. <br /> <br />Mr. Carey advised that the reduction in units had been <br />done due to site line concerns, as well as the increased <br />setback fron1 existing single-family residences, but noted <br />that it would not be financially feasible to build fewer than <br />thirty (30) units, and the developer would not be able to <br />proceed with a two-story or townhome development due <br />to the econolnics of the market and the project costs. Mr. <br />Carey noted that the club was motivated by the density of <br />the current plan, and believed that they could promote <br />men1bership with high-quality, high-end housing at the <br />entrance to the country club. <br /> <br />Mr. Sukoff reiterated his request that the developer work <br />together n10re closely with the neighborhood to address <br />their concen1S related to the landscaping plan and <br />neighborhood impacts. <br /> <br />Mr. Carey noted the development team's willingness to sit <br />down with Mr. Sukoff and the neighbors to discuss types <br />of vegetation and placement. <br /> <br />Mayor Kysylyczyn noted, for the benefit of those club <br />owners present, that a former development project on the <br />north side of the course still had several landscaping issues <br />that were not in compliance with the submitted plan (i.e., <br />2- 3 pine trees installed on the berm, rather than the <br />existing shrubs, to allow adequate screening). Mayor <br />Kysylyczyn noted that he was concerned about potential <br />mistakes or noncolnpliance with this project, since the <br />other proj ect ren1ained out of compliance. <br /> <br />Mr. Michael Bilske, Board member at Midland Hills <br />Mr. Bilske, Midland Hills board member, as well as <br />Roseville business owner, noted that the board had only <br />recently becon1e aware of the noncompliance issue that <br />had not been addressed by a former course manager, and <br />noted that the board had requested a copy of the letter <br />fron1 City Planner Paschke as to the requirements, and that <br />their current superintendent had been instructed to ensure <br />
