W. Moore, Inc. and Keller Williams <br />Realty for Approval of a Preliminary/Final Plat, Sanitary <br />Sewer Easement Vacation & Street Right-of-Way Vacation on <br />the Vacant Undeveloped Land near Woodruff Avenue and <br />South McCarrons Boulevard (PF 3759) <br />Community Development Director John Stark reviewed the <br />request of J. W. Moore to recombine the previously-platted lots <br />east of Reservoir Woods and south of S McCarrons Boulevard on <br />Woodruff Avenue. Mr. Stark reviewed the dimensions of the lots, <br />with seven of the existing eight lots measuring approximately 50 <br />feet in width and 150 feet in depth (approximately 7,500 square <br />feet each); and the eighth lot irregular in shape, adjacent to a <br />curve on Woodruff Avenue, and having an area of approximately <br />9,300 square feet. Mr. Stark further noted that the proposal would <br />re-plat the lots into four code-compliant, single-family residential <br />lots with a publicly-dedicated cul-de-sac street. Mr. Stark advised <br />that, in order to facilitate the proposal, the applicant requests that <br />the City vacate both an undeveloped portion of Chandler Avenue, <br />lying along the western edge of the project site, and an existing <br />sanitary sewer easement that traverses several of the existing lots; <br />with relocation of the existing sanitary sewer line and re- <br />establishment of an appropriate easement.
