<br />NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to APPROVE <br />the request by Walser Automotive Group for a CONDITIONAL USE PERMIT in accordance <br />with Section 1013.01 of the Roseville City Code, subject to the following conditions; <br /> <br />1. The new Walser dealership structure shall constructed as a be limited to a <br />structure footprint of 34,800 sq. ft. and second story office/storage of 4,800+ sq. <br />ft. and constructed to include a two story office/showroom, a service write-up <br />area, and a parts/service area (including car wash) as identified on plans submitted <br />June 2, 2006 and revised site/footprint/floor plans July 25, 2006. <br /> <br />2. The height of the structure shall not exceed three stories. <br /> <br />3. The parking lot setback along the east property line - that adjacent to Interstate <br />35W - shall be a minimum of IS feet from the property line. <br /> <br />4. The parking lot setback along the south property line shall be a minimum of 10 <br />feet from the property line or the applicant may apply for and must receive an <br />approved VARIANCE from the Variance Board allowing a parking lor <br />encroachment up to the southern property line. <br /> <br />5. The parking lot shall have a minimum curbed landscaped area of7,308 sq. ft. per <br />Section 1010.05 (Landscape in Parking Areas) of the City Code. This will require <br />the expansion of existing curb islands and the inclusion of others within the <br />parking lot. <br /> <br />6. The radius of the entry curb from Long Lake Road shall be designed to <br />accommodate delivery vehicles, specifically semi trucks and which design shall <br />be reviewed and approved by the City Engineer. <br /> <br />7. Parking lot lighting shall meet the requirements of Section 1010.12 (Lighting) of <br />the Roseville City Code and be a downcast/cut-off style light. <br /> <br />8. The applicant shall submit a revised landscape plan that includes deciduous and <br />coniferous trees, shrubs, and perennials. Specifically, there shall be landscaping <br />provided within the required setback of the property. An irrigation plan shall also <br />be submitted for review and approval by the Roseville Park & Recreation, <br />Community Development, and Public Works/Engineering Departments. <br /> <br />9. All trash and recyclables shall be handled within the structure per Section 1010.11 <br />(Trash Handling Equipment) of the Roseville City Code, preferably the <br />parts/service area. <br /> <br />10. All new freestanding and building wall signage shall meet the requirements of <br />Section 1009 of the Roseville City Code. <br /> <br />2 <br />
