Building materials must be consistent with Section 1010 of the Roseville City Code <br />and be a mix of architectural metal, glass block, natural stone, color impregnated <br />concrete masonry units, stucco or other high quality, durable products. The <br />proposed building materials include a similar palette to that of the existing Applewood <br />Pointe or a mix of block, face brick, stone sill, stucco, vinyl, and asphalt shingles, which <br />materials are consistent with the General Concept and Section 1010 of the Roseville City <br />and not inconsistent with the Twin Lakes Urban Design Principles. <br />c. The submittal of final grading, drainage, and utility plans to be reviewed and <br />approved by the Public Worlcs Department. This review may include consideration <br />by the Public Works, Environment, and Transportation Committee (PWETC) and <br />address the items/concerns indicated in the e-mail dated May 23 from City <br />Engineer Deb Bloom. Plans have been submitted and have been approved by the City <br />Engineer, subject to conditions. <br />d. The Roseville Fire Marshall shall approve all fire hydrant locations. The Fire <br />Marshal supports the 3 fire hydrants and their locations as indicated on the utility plan. <br />e. The submittal of final site and landscape plans to be reviewed by the Planning <br />Division and Parks Department. The landscape plan must include year round <br />screening from the road and parking lot from the adjacent (north) residential <br />properties. The submitted Final Development Landscape Plan addresses additional <br />screening along the north portion of the property to augment the existing and preserved <br />trees. Additionally, the site includes an extensive mix of landscaping throughout and <br />adjacent to the parking lot and storm management ponds. <br />f. The proposed park access road is to be constructed by the applicant (subject to a <br />Public Improvement Agreement) at their cost and subsequently dedicated as public <br />right-of-way. The Final Plat indicates the necessary dedication or street right-of-way. <br />g. The proposed road meet all City standards and be of a width of 24 feet except that <br />portion of the road lying east (from Mount Ridge Road right-of-way to Langton <br />Lake Park) of the proposed cooperative parking lot where the width would be 32 <br />feet. City staff has discussed the final design and although no decision has been <br />reached, the Park and Recreation Department desires a 32-foot wide roadway (in the <br />identified location above) for the purpose of on-street parking to serve Langton Lake <br />Park. <br />h. Park dedication may be required consistent with State Statutes 462.358 and <br />§1103.07 of the Roseville City Code. City Staff has been unable to reach an agreement <br />Page 5 of 7 <br />
