•
Page 2
•
■ The turn-arotuid/cul-de-sac at or near the terminus of the street at the southern
property line and within the Park shall be indicated on the plans.
o The viewable area on the street plan sheet has been expanded to
include the turn-around area.
To the extent possible, there shall be a minimum 6 feet wide grass boulevard
between the curb edge and the path along the north side of the access road.
o The path along the north side of the public road has been eliminated
from Cleveland Ave to the location where it meets the path coming off
of Brenner Ave. From that point heading east the path has been
adjusted to be at least 6 feet from the back of curb.
Additional detail on the pond design has been requested.
o The two laxger ponds have been design with N.U.R.P. standards. The
circular pond off the NE corner of the bldg has been design to be an
amenity pond with some treatment capacity. At this time it is
understood that all three ponds will be lined to ensure that they will all
retain water. This is to maintain the necessary water depth to
accommodate a fountain and to keep the intended pond edges looking
as desired. The Landscape plan illustrates the use of a rock edger and
vegetation around each pond.
In review of the grading/drainage plans it is unclear who would be responsible
for inaintenance of storm water management ponds. Specifically, if the intent
is for the City to maintain the filtration trench, that a 10 foot trail for
access/maintenance purposes is required.
o In the method for deciding on who will be maintaining the different
storm water manageinent practices we used the rule of thumb: any
practice that will be conveying water from the public road will be
maintained by the city. The two large ponds and the filtration trench
that leads from the public road to the southern wetland will be city
inaintained. These practices have been placed inside drainage & utility
easeinents for city access rights. To access the structures on the south
side of the building the 6 foot wide path has been increased to 10 feet.
The sub-grade of this 10 foot wide section will be 8" class 5 aggregate
and a 3" bituminous course. Upon receiving the soil borings and
further soil studies -- as necessary we will increase the sub-grade to up
the load capacity.
In review of the utility plan it is unclear where the buildings fire connection
will be located and as such it is difficult for the Fire Marshal to determine
weather a hydrant is located between 40 and 50 feet from said structure.
o The siamese fire connection has been indicated on the plans as to be
under the window of the office, just west of the front entrance. Then, a
fire hydrant has been added to the plan in front of the building that is
within the acceptable distance from the siamese connection.
14800 28th Avenue Noth, Suite 140 • Piymouth, Minnesota • 55447
phone 763/476-6010 • fax 763/476-8532
E-mail. mfra@mfra.com
