Dept.
2660 Civic Center Dr.
Roseville, N1N 5113
Re: Applewood Pointe Co-op - Response to City DRC Comments Dated 3.14.08:
Dear Thoinas:
On March 14th, 2008 we received the comments from the Roseville Development
Review Committee pertaining to Applewood Pointe senior cooperative. On behalf of
United Properties, MFRA is responding to those comments. For ease of reference we
restated the original comment and wrote our response directly below.
Example
■ OYiginal Comment
o Response to comment
Both site location maps are incorrect and should be revised to indicate the
appropriate site location.
o The SWPPP has two site maps — both of which had the outlined site at
a property just south of the actual site. This has been corrected and the
project site is now correctly outlined.
The public roadway is designed well, however the General Concept Plan
approval required the section of road heading south (to the park access) to be a
width of 32 feet allowing parking on the east side.
o We are open to discussing this further, but we feel that parking along
this road where residents will be exiting from the building and traffic
will be generated from Park activities, creates a real safety concern.
The intent of this parking would be to service the soccer felds since
we have sufficient parking for our residents. We have already given up
land for the road and assume that we will also pay to install the road,
so we think it is fair (and safer) to expect the City to provide the
necessary Park parking in the existing lot located southeast of our
parcel.
14800 28th Avenue North, Surte 10 • P(ymouth, Mrnnesota • 55447
phone 763/476-6010 • fax 763/476-8532
E-marl: mfra@mfra.com
