<br />3. The proposed interim use of the property for an owner to buyer lot will have a minimum <br />impact on traffic in the area, since the activity will take place during off-peak hours and <br />weekends. <br /> <br />4. The proposed interim use of the property for an owner to buyer lot will not have an impact <br />on parks, streets and other public facilities. <br /> <br />5. The proposed interim use of the property for an owner to buyer lot will be compatible with <br />contiguous properties. <br /> <br />6. The proposed interim use of the property for an owner to buyer lot will not have an adverse <br />impact on the market value of contiguous properties. <br /> <br />7. The proposed interim use of the property for an owner to buyer lot will not have an adverse <br />impact on the general public health, safety and welfare. <br /> <br />8. The proposed interim use of the property for an owner to buyer lot is consistent with the City <br />of Roseville's interim use standards. <br /> <br />9. Hours of operation shall be limited to from 4:00 to 7:00 p.m. on Friday, 8:00 am to 6:00 p.m. <br />Saturday, and 8:00 a.m. to 6:00 p.m. Sunday, with all vehicles being removed by 5:00 p.m. <br />Sunday evening. <br /> <br />10. Parking shall be provided at one (1) off-street parking space per 2,000 square feet of storage <br />area or a total of 42 off-street stalls based on the 83,635 square foot parcel. Parking shall be <br />clearly marked with signage during "owner to buyer" business hours. <br /> <br />11. Due to the owner to buyer site being a separate lot, an easement/agreement shall be <br />created/entered into between Boaters Outlet and the property owner regarding access and <br />parking. <br /> <br />12. All vehicles and boats shall be licensed and operable. No junk or repairable vehicles or boats <br />will be allowed. <br /> <br />13. A minimum of two (2) portable restrooms shall be located within the "owner to buyer lot" <br />and in a location convenient to patrons, such as just inside the main gate. <br /> <br />14. The small storage building adjacent the L.A. Auto Detail shop shall only be used for storage <br />not as a temporary office. <br /> <br />15. The existing illegal sign located on the L.A. Auto Detail building shall be removed, per <br />previous requests by the Community Development Department and prior to this interim use <br />permit becoming effective <br /> <br />16. The illegal sign located on the fence adjacent County Road C2 and the gated entrance shall <br />be removed and prior to this interim use permit becoming effective. <br />
