(Updated: December, 1999) <br />Districts Established. <br />�-� the following districts: <br />Residential Districts: <br />2. <br />For the purpose of this zoning code, the city is hereby organized into <br />R-1 Single-Fami� Residence District. <br />The R-1 District is designed to be the most restrictive of the residential districts. The intent is <br />to provide for a residential environment of predominantly low to moderate density one- <br />family detached residential structures along with other residentially related facilities that <br />serve the residents in the district or local neighborhood. The net housing densiiy within the <br />district ranges from 1.5 to 4.0 units per acre of developable land with a minimum lot size of <br />4,000 square feet <br />R-2 Two Fami� Residence District <br />The R-2 district is designed to be of predominantly a mix of one and two family attached <br />residential structures along with other residentially related facilities. The net housing density <br />within the district ranges from 4.0 to 8.0 units per acre of developable land with a minimum <br />lot size of 11,000 square feet The minimum lot area per dwelling unit is 5,500 square feet. <br />R-3 General Residence District <br />The R-3 district is designed to be of predominantly multiple family residential structures <br />along with other residentially related facilities and uses, generally serving as residential zones <br />-- - of transition between non-residential uses or public facilities and low to moderate density <br />single or two-family districts. The net housing density within the district ranges from 10.0 to <br />22.0 units per acre of developable land and a minimum lot area of 2,800 square feet for two <br />bedroom dwelling units. The minimum lot size is 11,800 square feet and the maximum <br />building height is three stories. <br />� <br />�^"� <br />R-3A Multi-Family Residence District (Three to Twenty Four units). <br />The R-3A district is designed to be a multi-family district predominantly for buildings three <br />stories and 24 units or less, similarly located as those in an R-3 district The net housing <br />densiiy within the district ranges from 10.0 to 22.0 units per acre of developable land and a <br />minimum lot area of 2,800 square feet for two bedroom dwelling units. The minimum lot <br />size is 11,000 square feet The maximum number of units in the structure as well as the <br />height of the structure may be exceeded by issuance of a conditional use permit <br />R-4 Three and Four Famil�Residence District <br />The R-4 district is designed to be a multi-family district predominantly for buildings of three <br />to four units, with a maximum of two-story height. The net housing density within the <br />district ranges from S.0 to 12.0 units per acre of developable land and a minimum lot area of <br />5,000 square feet per unit within a three unit structure and 3,750 square feet per unit within <br />a four unit structure.
