[That's an estimate calculated by <br />measuring one block and then estimating the other blocks. If <br />necessary, I can get a specific complete layout and measurement if you <br />need.] If necessary, we could have some of these sidewalks and patios <br />removed. (We would prefer not to primarily for cost reasons at this <br />point.) <br />> Also, an important piece of your variance application is your <br />> description of the "hardship" you're facing. It may just be a couple of written or typed paragraphs, <br />> but the description really is important to the variance process. <br />First, we would like to point out that we are just replacing an old <br />wooden deck with an enclosed sunroom. This should not change the <br />shape of the house much. However, this is the only location that we <br />can put the sunroom on the house based on the layout of the house. <br />We're not sure, but it is likely that our lot is already smaller than <br />it is supposed to be by city code. (If so, then it was when we bought <br />the house. we have not made any structural changes to the house since <br />we bought it.) According to the variance notice, the set-back of the <br />house is already less than the required set-back. Unfortunately, <br />there really is no where else on our house that we can reasonably put <br />the sunroom. <br />We would also like to point out that our side setback on Ryan Ave <br />matches the front setback of all of our neighbors on Ryan. Because <br />our house is on the corner, our side-setback on Ryan is of similar <br />size to those of the rest of the houses' front-setbacks on Ryan. On <br />Dellwood, the house across the street (1287 Ryan) has a much closer <br />setback than we would have after building our sunroom. Also, both <br />houses on Dellwood between Shryer and Skillman (1275 and 1281 Shryer <br />and 1288 and 1274 Skillman ) and the house to the south of us (on the <br />SE corner of Ryan and Dellwood (1270 Ryan)) have smaller setbacks than <br />we would have after building our sunroom. <br />When we look at the layout of our neighborhood on google maps, we <br />1 <br />
