The EAW assumes <br />that all of the properties In the area adjacent to and nearby the proposed asphalt piant aie industrial, <br />but our property is an office use and is not industrial. Other adjacent and nearby properties are also <br />more appropriately classified as commercial. <br />A warehouse faciliry with offices is located directly to the north of the proposed asphalt plant site. <br />Distances from the warehouse to various activities on the proposed asphalt plant site renge from 165 <br />feet to 816 fee[. <br />An Intemational Paper Corrugated Container Plant is localed on Terminal Road directly to the east of <br />the Walnut Street Warehouse and directly north of the proposed asphalt plant site. 7his building is <br />currently used as office and warehouse. Distances from the International Paper property to various <br />actfvities on the proposed asphalt plant site range from 165 feet to 816 feet. <br />Old Dutch Foods is lotated on 23�5 Terminai Road directly east of Intemational Paper and north oi the <br />proposed Bltuminous Roadways site. This building is used for food processing and productlon. <br />Distantes from Old Dutch Foods to various activities on the proposed aaphal[ plant site range from 320 <br />feet to 973 feet. <br />Northscar is lotated on 2341 St. Croix Street directly east of the proposed Bituminous Roadways site. <br />Northstar is a systems-oriented solutions provlder for the finantial and sewriry document market. <br />Distances from [he Northstar property to various activities on the proposed asphalt plant site range <br />from 77 feet to 694 fee[. <br />Bonestroo Rosene Anderlik Inc is located at 2335 Highway 36 W directly east of the Northstar property. <br />Bonestroo is a full service engineering, planning and environmental science firm serving [he municipal, <br />agency, private, energy and industrial markets. Distances trom the Bonestroo Rosene Anderlik property <br />to various activities on the proposed asphalt plant site range from 268 feet to 964 feet. <br />The facts that mach of the property adjacent and dose by to the proposed Bituminous ftoadways site is <br />used for commercial rather industrial uses and that Old Du[ch, an existing industrial facility, produces <br />food products, have important imp�ications for the EAW and the concluslons it reaches.
