See drawing of proposed addition for details. <br />m <br />The additional garage space would improve the livability and accessibility of this <br />dwelling. We are part of an aging community, and as the years go by, it becomes more <br />desirable both for us and future owners to have adequate indoor garage space. <br />The distance from our front lot line to the edge of the street is 13 %z fEet. If this variance <br />is granted, the new addition will be setback 18 feet from the front lot line and 31 % from <br />the edge of Alameda Street. Other homeowners in our neighborhood have successfully <br />built garage space on the front of their homes with street setbacks less that what we are <br />proposing. See Attachment A for examples. <br />Because of limitations on the side yard setback and differing elevations of the existing <br />home, garage and driveway, a 12' front yard setback variance is requested. Without this <br />variance, the existing basement foundation wall would protrude into the new garage and <br />result in a parking stall too short to accommodate most vehicles. This could be <br />eliminated by raising the new garage to the elevation of the existing floor of the home but <br />that would result in an excessively steep driveway grade and approach angle. By moving <br />the front of the garage closer to the street, we are able to minimize problems with the <br />driveway elevation without interfering with the basement or encroaching on the side yard <br />setback. <br />
