• � <br />8.2 The main component of the redevelopment proposal calls for 2 connected office buildings <br />to be constructed near an improved Mount Ridge Road and the future Twin Lakes <br />Parkway. Each building will be 6 stories in height and approximately 240,000 sq. ft. in <br />size. A surface parking lot, storm water management pond feature, and residual property <br />from an adjacent parcel would separate the office buildings from Twin Lakes Parkway. <br />Their placement, especially the eastern structure, takes advantage of the views of the <br />adjacent park and lake. <br />8.3 Adjacent to both office buildings are parking structures. A 3-story, 530-space structure <br />would be located east of the eastern office building and adjacent to the future Twin Lakes <br />Parkway, while a 4-story parking structure is proposed north of the western office <br />building and adjacent the future Mount Ridge Road. <br />8.4 A single-story office,ilaboratory is proposed north of the 4-story parking structure adjacent <br />to Mount Ridge Road, west of Langton Lake Park, and south of County Road C2. <br />8.5 The proposal as submitted indicates utilization of an improved Mount Ridge Road and <br />Iona Lane. Mount Ridge Road is shown to be improved from County Road C2 to a point <br />just north of its intersection with the future Twin Lakes Parkway or the southern terminus <br />of the PIK parcel. Iona Lane would be improved from Cleveland Avenue to the improved <br />Mount Ridge Road. The proposal seeks a design that creates a private internal road <br />connection from the improved Mount Ridge Road to the future Twin Lakes Parkway at <br />its intersection with Prior Avenue. <br />8.6 The proposal also includes three storm water manageinent ponds, and landscaping <br />throughout the site. <br />8.7 Based on initial comments provided at the February 6 Planning Commission meeting, <br />McGough has included additional concepts that address public amenities and public <br />connections. These concepts are generally supported by the City Staff, and their specific <br />design and location will be further discussed and incorporated into the Final Development <br />Plan. <br />9.0 GENERAI_ STAFF COMMENTS: <br />9.1 Since the February 6, 2008 Planning Commission meeting, McGough has met with <br />representatives of the City Staff to review comments received at the Commission meeting <br />and those articulated in the staff report. The outcome has been a willingness by <br />McGough to continue consideration of items and concerns raisecl.
