• <br />7.0 ZONING/PLANNED UNIT DEVELOPMENT: <br />• <br />7.1 The GENERAL CONCEPT PLANNED iJNIT DEVELOPMENT is a process by which a <br />redevelopment proposal is formally presented at a public hearing to the Planning <br />Commission for consideration. A PLANNED UNIT DEVELOPMENT is a zoning <br />district that may include single or mixed uses and comprise one or more lots or parcels. <br />This district is intended to facilitate a more flexible, creative and efficient approach to the <br />use of the land subject to the procedures, standards, and regulations contained in the City <br />Code. <br />7.2 The proposal seeks to rezone the 6 parcels from their current designation of I-1, Light <br />Industrial and I-2, General Indush-ial to a PLANNED UNIT DEVELOPMENT with an <br />underlying zoning of B-6, Mixed Use Business Park District. <br />7.3 Section 1005.07A states: A"Mixed Use Business Park" is a redevelopment area, in <br />which the environmental impacts of the business park have been analyzed through an <br />environmental impact statement or similar. The impacts are then mitigated within the <br />requirements a Planned Unit Development as defined in Section 1008. All parcels shall <br />have well planned roads, utilities, ponding and communication systems. Parcels <br />within a"Mixed Use Business Park" s1ia11 have access to an interna[ parkway and/or <br />external County roads as well as convenient access to the Interstate Highway System. <br />Emphasis shall be placed on creating a unique, safe and high quality work and play <br />environment by installation of extraordinary, architecturally disti�tct buildings, <br />parkways, transit and transportation services, site planning, landscaping, parks, <br />pedestrian pathways, and lighting. <br />7.4 A Mixed Use Business Park can include the following permitted uses: <br />■ Office, business and professional. <br />■ Medical and dental clinics and laboratories. <br />■ Hotel and motel. <br />■ Hospital. <br />■ Research, design and development. <br />■ Bank and financial institutions. <br />■ Health clubs <br />■ Restaurants <br />■ Retail sales <br />■ Day care centers <br />• Parking to accommodate uses in a contiguous mixed use business district <br />■ Multi-family housing. <br />8.0 DEVELOPMENT PROPOSAL: <br />8.1 The site, an "L" shaped parcel, lies adjacent to Arthur Street on the east, County Road C2 <br />on the north, and the undeveloped right-of-way of Mount Ridge Road on the west.
