Mount Ridge Road is shown to be improved from County Road C2 to a point just north <br />of its intersection with the future Twin Lakes Parkway or the southern terminus of the PIK <br />parcel. Iona Lane would be improved from Cleveland Avenue to the improved Mount Ridge <br />Road. The proposal seeks a design that creates a private internal road connection from the <br />improved Mount Ridge Road to the future Twin Lakes Parkway at its intersection with Prior <br />Avenue. <br />8.6 The proposal also includes three storm water management ponds, and landscaping throughout <br />the site. <br />8.7 Based on initial comments provided at the February 6 Planning Commission meeting, McGough <br />has included additional concepts that address public amenities and public connections. These <br />concepts are generally supported by the City Staff, and their specific design and location will be <br />further discussed and incorporated into the Final Development Plan. <br />9.0 GENERAL STAFF COMMENTS: <br />9.1 Since the February 6, 2008 Planning Commission meeting, McGough has met with <br />representatives of the City Staff to review comments received at the Commission meeting and <br />those articulated in the staff report. The outcome has been a willingness by McGough to <br />continue consideration of items and concerns raised. These include: <br />a. Determine how to create a corporate campus more representative of the Urban Design <br />Principles. <br />b. The redevelopment proposal will include public connections to the park, either through <br />or adjacent to the site; private and public trails and sidewalks will be incorporated into <br />the project. <br />C. <br />� <br />e. <br />f. <br />g• <br />Storm water inanagement will be addressed consistent with City Code and the Rice <br />Creek Watershed. <br />Final plans (platting) will include the necessary right-of-way for Mount Ridge Road and <br />Twin Lakes Parkway. <br />Twin Lakes Parkway and Mount Ridge Road/Prior Avenue will be the primary access to <br />the site and incorporated (to the extent possible) into final plans. <br />McGough acknowledges their share of the public infrastructure cost as identified in the <br />allocation study. <br />Additional landscaping and/or buffering will be considered; potential increase in single <br />story office/laboratory building. <br />Page 5 of 13 <br />
