Community Development Department <br />651-792-7005 ♦ fax: 651-792-7070 <br />March 27, 2006 <br />Puneet Vedi, Associate AIA <br />Senior Associate <br />Vedi Associates, Inc. <br />1129 Washington Avenue S <br />Minneapolis, MN 55415 <br />RE: Proposed Addition at 251 S Brenner Street, Roseville, MN. <br />Dear Mr. Vedi, <br />Thank you for the proposal to construct an addition to the residence at 2515 Brenner Street. The <br />City of Roseville Community Development Department has reviewed the proposal, compared it <br />to the Comprehensive Plan as well as the applicable Codes and Ordinances, and has prepared the <br />following comments: <br />■ The property located at 2515 Brenner Street has a Comprehensive Land Use Plan <br />designation of Low Density Residential (LR) and a zoning classification of R-1, Single <br />Family Residence District. <br />■ The proposed addition, measuring 40 feet by 20 feet-8 inches, has an area of about 825 <br />square feet. <br />■ The area of the existing structure illustrated in the proposal differs from the City's <br />records; the dwelling in the proposal measures about 2,200 square feet whereas the <br />structure measures about 2,525 square feet according to the City's data. <br />■ The existing impervious surface area on the lot (including the driveway) covers either <br />3,025 square feet (City's records) or 2,800 square feet (applicant's proposal). The code <br />requires that impervious surfaces (i.e., all pavement and buildings) cover a maximum of <br />30% of a lot; on this lot, the code allows the construction of about 3,375 square feet of <br />such impermeable surfaces. <br />The proposed total surface area is about 3,575 square feet ar 3,850 square feet, depending <br />on the source of the measurements; therefore, the proposed addition will cause the total <br />surface area to exceed the maximum total surface area an amount ranging from 200 <br />square feet to 475 square feet. A variance will be required to ezceed the maximum <br />total surface area. <br />
