If you have, in fact, already paid the application fee, please submit a copy of <br />the receipt or let me know what check number was used so that I can request a copy of the <br />receipt from the cashier to keep in the file pertaining to your application. <br />The "incompleteness" of the application may not be the biggest concern, however. Two of the <br />provisions in the zoning code that regulate the amount of accessory structure (i.e., garage space) <br />allowed on a residential property limit your property to something less than what you're <br />proposing. Both of these provisions are rather confusingly written, so I certainly don't fault you <br />for overlooking or misinterpreting them. <br />• One of these provisions says that the combined footprint of your garage(s) cannot be <br />---. <br />larger than the footprint of your house. Based on the dimensions shown in the site plan <br />you submitted with the application, the footprint of your house appears to be a little over <br />1,300 square feet, whereas the combined footprint of the existing and proposed garages is <br />1,800 square feet. <br />--� <br />• As it turns out, though, the second provision is somewhat more restrictive still. Although <br />you certainly may have two separate, detached garages on your property, their combined <br />footprint may not exceed 1,008 square feet even though the footprint of your house is <br />larger than that. <br />Under the circumstances, you could build a 216-square-foot building in addition to the existing <br />garage — but that wouldn't be a very useful structure. Alternatively, you could enlarge the <br />existing garage by 216 square feet, or replace the existing garage with a new 1,008-square-foot <br />structure, or even replace the existing garage with two new buildings totaling 1,008 square feet. <br />It could be that none of these alternatives meets your needs, but the zoning code doesn't give <br />Roseville any way to allow what you're proposing.
