<br />WHEREAS, the Roseville City Council made the following findings & conditions: <br /> <br />Findings: <br /> <br />1. The application meets the Conditional Use Permit criteria required in Section <br />1013.OlD of the Roseville Zoning Ordinance and as analyzed in Section 2.21 of the <br />project report. <br /> <br />2. The proposal, development of a 37,500 square foot clubhouse, is a permitted <br />conditional use in the R-l zoning district and is consistent with the Roseville <br />Comprehensive Plan. <br /> <br />3. The setbacks for the proposed clubhouse meet or exceed those required of the <br />structure in a R-l zoning district. <br /> <br />Conditions: <br /> <br />4. All trash containers shall be fully enclosed per Section 10l0.11D of the Roseville <br />Zoning Ordinance. <br /> <br />5. The basement area of the proposed clubhouse shall only be used for auxiliary <br />office operation, storage and golf cart storage. Any future change in the use of <br />the basement area to something other than storage may require an amendment to <br />the CUP. <br /> <br />6. The submitted grading, utility, and drainage plans, dated February 22, 2000 have <br />been reviewed by the city. The City Engineer must confirm the impervious area <br />and storm water calculations to determine the necessity of a pond or other <br />measures necessary to control the volume and treatment of storm water. <br /> <br />7. The Business District requirement for structure height is three (3) stories. The <br />height of the proposed structure shall not exceed two (2) stories or 32 feet as <br />measured from the midpoint of the roof peak. <br /> <br />8. The submitted site lighting plan, dated March 6, 2000, conforms to Section <br />1010.12 of the Roseville Zoning Ordinance. Specifically the plan indicates lights <br />eight feet in height located on the outside of the drive land, shining inward <br />toward the parking lot. The requirement of no more than a 1h foot-candle must <br />be achieved at a point approximately 15 feet from parking or drive lane areas. <br /> <br />9. Off-street parking consisting of 278 parking spaces is adequate for the site and is <br />calculated in the following manner: <br /> <br />Six spaces for each of the 18 holes of golf or 108 off-street parking stalls. <br /> <br />Five (5) spaces for each 1,000 square feet of net main level square footage <br />(28,050 square feet) or 140 off-street parking stalls. <br /> <br />2 <br />
