<br />The total number required by the City's calculation is 248 off-street <br />parking stalls. <br /> <br />11. A signage plan, if modifications or additions are proposed, must meet the City <br />Code requirements. A plan must be submitted and approved by the City. <br /> <br />12. A final grading (including silt fence location and detail), drainage and utility <br />plan shall be submitted to the City Engineer for review and approval prior to the <br />issuance of building permits. The grading plan shall include concrete curb and <br />gutter, landscaped islands, and storm water catch basins. The drainage plan <br />shall include an impervious site calculation, storm water calculation, and the <br />necessary improvements (ponds or infiltration areas) made to comply with the <br />City's storm water management requirements. The plans will be reviewed by <br />the City and will be available for adjacent property owners to review and <br />comment. <br /> <br />13. A final landscape plan (including an overlay of landscaping on the grading plan) <br />shall be submitted to the City Planner for review and approval prior to the <br />issuance of building permit. The final landscape plan shall meet or exceed all <br />city code requirements and must also include at a minimum the features <br />identified in the March 27, 2000 proposed landscape plan (including all <br />modifications and notations as agreed to by Midland Hills Country Club and the <br />Midland Hills Neighborhood Association). This plan should include all size and <br />species proposed on the site. Prior to the issuance of a building permit, the City <br />shall receive a bond, letter of credit, or other assurance for 150% of the cost of the <br />landscaping. The plan will be reviewed by the City and will be available for <br />adjacent property owners to review and comment, along with the grading, <br />drainage, utility, and other required plans. <br /> <br />14. The owner shall install and maintain plantings consistent with the landscape <br />concept plan dated March 27,2000. Specifically, the plantings will achieve the <br />following goals: <br /> <br />A. The owner shall lessen the visual impact of the size of the building when <br />viewed from the east or southeast. This will be accomplished by <br />screening the windows. The intent is to break-up the outline and view of <br />the building. No less than 50% of the berm will be planted with evergreen <br />trees according to the time schedule below. Trees will be selected so that <br />1/5 of the trees will be eight feet tall at the outset and the remainder will <br />be at least that height within three years of planting. The fence will be <br />integrated into the plantings. <br /> <br />B. The owner shall ensure that plants will be alive and growing vigorously <br />three years after installation. <br /> <br />3 <br />
