<br />C. The owner shall install plantings according to the following schedule: 50% <br />of designed plantings will be installed prior to the issuance of Certificate <br />of Occupancy (CO) for the clubhouse; 25% of the designed plantings will <br />be installed by the first year anniversary of the CO; The remainder of the <br />designed plantings will be installed by the second anniversary of the CO. <br />To insure the landscape plan meets the agreed landscape concept and <br />performance standards, Midland Hills Country Club will provide the <br />Midland Hills Neighborhood Association with a final landscape plan and <br />will thereafter consult with the Association and any expert the Association <br />provides before a building permit is issued. <br /> <br />15. Minor changes to the Master Plan (less than 1,000 square feet) may be approved <br />administratively by staff, except as stipulated in condition #22. <br /> <br />16. All future changes/ additions to the site plan including structure additions over <br />1,000 of the footprint; or off-street parking; or a swimming pool; or a tennis <br />facility shall require an amendment to the CUP. <br /> <br />17. No amplified sound beyond the current practice shall be allowed. <br /> <br />18. Construction and maintenance of earthen berms running roughly parallel to <br />Midland Hills Road from the south end of the parking lot to the north end of the <br />Special Function Room's patio, as shown on the site plan dated March 27,2000. <br />The berm will be maintained at a height six to eight feet above grade after soil <br />has settled. <br /> <br />19. The owner shall construct and maintain a fence running along the south side of <br />the parking lot as indicated on the site plan dated March 27,2000. <br /> <br />20. The owner warrants that the drainage will not increase the occurrence or severity <br />of flooding of the residence along Midland Hills Road. <br /> <br />21. If the requested by the Midland Hills Neighborhood Association, Midland Hills <br />Country Club will submit to a review by the City of Roseville of noise issues <br />after two years of operating the new clubhouse. Midland Hills further accepts <br />any conditions the City may impose to reduce noise impacts to adjacent <br />residential property owners as if those conditions were part of this conditional <br />use permit. <br /> <br />22. In addition to the 1,000 square foot limitation on administrative permits for <br />building footprint expansion, any expansion of the clubhouse to the east shall <br />require an amendment to the conditional use permit. <br /> <br />4 <br />
