<br />DAHLEN & DWYER, INC. <br /> <br />HISTORY OF OWNERSHIP <br /> <br />The Uniform Standards of Professional Appraisal Practice (USPAP) and <br />supplemental standards issued by others contain sales history provisions that require <br />appraisers of real property to consider,. analyze, and report, pending or recent <br />agreements, options, listings and sales involving the property being appraised. <br />Because of the Differences in State Laws and operating practices relating to the <br />disclosure and confidentiality of real property sales data, the ways in which appraisers <br />comply with the sales history provisions vary according to the jurisdiction and the <br />availability of information. <br /> <br />After a thorough analysis of Ramsey County Courthouse records along with <br />interviews with varius individuals familiar with the property, it was determined that <br />the most recent sale transpired on June 19, 1998. This sale was in the amount of <br />$64,800 with the buyer being City of Roseville Housing Replacement Program. The- <br />Roseville City Council approved the purchase of the property and the subsequent <br />demolition of the improvements in the summer of 1998 under the guidance of the <br />Housing Replacement Program. It is my understanding that an offer has been made <br />to purchase the property by Mr. George Reiling.
