However, fixtures similar <br />to that which have been employed in previous areas of the PUD would <br />be appropriate. <br /> <br />Signing <br /> <br />Drawing PI faintly indicates the location of a pylå'n sign on the <br />southwesterly most island within the parking area. This location is <br />beyond the 30 foot setback required and would be appropriate. As <br />discussed with the applicant at Staff sessions, a single pylon is proposed <br />at this location along with a sign on the building as indicated on the <br />front elevation of the structure. <br /> <br />Screening <br /> <br />A metal screen wall is proposed on the periphery of the structure <br />forming a parapet above the' outside walls. The exact nature of this <br />screen, however, is not indicated on the drawings. The Planning <br />Commission and Council may wish to question the applicant regarding <br />this detail. However, the handling of rooftop equipment in this manner <br />would be appropriate to the actual design of the screen with the <br />condition that there be no signage placed on the screening material. <br />The question as to whether or not this detail will be repeated when the <br />second story is added is a pertinent one. <br /> <br />Trash Handling <br /> <br />We have suggested to the applicant that the trash be located inside the <br />building behind an overhead door. The applicant has indicated on Sheet <br />P3 a trash enclosure on the exterior of the structure at the northeast <br />corner of this building. This would appear to be a very prominent <br />location on the site, and we suggest that the trash be handled in the <br />interior at some location other than contiguous to the inside drive-up <br />teller. This is not a serious consideration, but another location may be <br />more appropriate. <br /> <br />Engineering Considerations <br />, <br /> <br />Attached is a copy of the Engineering Staff report. <br />any approval be contingent on final Engineering Staff <br /> <br />We suggest that <br />review. <br /> <br />Parks & Open Space <br /> <br />A park dedication equivalent to 5 percent of the land, or the land <br />value, is required to be dedicated to the City at the time of the filing <br />of the Final Plat. In this case, no public park has been proposed by <br />the City within the area of land proposed to be platted. Therefore, <br />money in lieu of land is appropriate. The park dedication ordinance <br />adopted by the City in June of 1989 under Section 20.155 requires that: <br /> <br />"(a) For all land zoned other than residential, the value shall be <br />based upon land value, exclusive of buildings and <br />improvements and shall be 5 percent of the value." <br />
