<br />Perrie Heitler said that office uses may be incompatible with this site. <br /> <br />Don Anderson raised the issue of centralized or neighborhood focused <br />facilities. Office, retail, etc. will fit in after the main uses are decided upon. <br /> <br />Joe Smith reminded the Task Force that the Hamline Shopping Center is <br />already failing and should be added to the Task Force study as a retail <br />focus. <br /> <br />Don Anderson said the Arona Activity Center and Hamline Center may be a <br />better high density housing and shopping area. This is one example of <br />other areas better suited for retail and businesses. <br /> <br />Scott Bergs noted that "things" do not create a city center. To get a city <br />center, uniformity and a focal point is necessary; the center must be <br />planned in the next five years for the future 40 years. <br /> <br />Chair Keith Wietecki summarized: <br /> <br />We do not want pre-dominant retail or large corporate office <br />(Landmark) for Roseville City Center. These uses must be <br />complementary to the site and center. <br /> <br />Kim Way suggested that the housing be included in the vision of the center. <br /> <br />4. Study Area Existing Conditions <br /> <br />Kim Way listed the fixed improvements in the study area. Central Park is <br />considered a fixed open space asset. Howard Johnson and Veteran's Park <br />are also open spaces which directly impact the site. The Lexington <br />Apartments and Parkview Condos are fIXed assets. <br /> <br />Chair Keith Wietecki asked for details regarding the mobile home park. <br /> <br />Kim Way described the land uses east of Lexington Avenue. The railroad <br />track is fixed at this time and may be used for commuter rail in the future. <br /> <br />Bob Bierscheid, Parks and Recreation Director, reviewed park facilities. <br />Howard Johnson Park is a neighborhood park. Veterans Park is a <br />combination of a softball complex and a neighborhood park for the <br />Lexington Apartments. The shelter and parking lot are joint ventures with <br />the VFW. The Owasso ball fields are leased space used for Little League. It <br />is heavily programmed. Parking is shared with the Cable Commission. <br />The ball fields at Central Park are also heavily used. <br /> <br />Page 3 of5 <br />
