We live at 1082 Lovell Avenue in the Grandview Townhome Development. Our unit is directly adjacent to the planned development, so we are greatly concerned about what happens with this property . First of all, we are pleased to hear that an office development may go on this property. Depending on the type of businesses that would occupy it, we would prefer this to residences on this property. However, we have a lot of questions and concerns that we would like answered. What kind of businesses is McKinley Companies proposing for the development? Would they be retail businesses that would generate a lot of traffic and would be open in the evenings and on weekends? Obviously, our feelings toward an office development, and our subsequent acceptance or opposition, will depend largely on this question. What happens if the zoning is changed but McKinley Companies then does not buy the property? We're concerned that another developer might come in with vastly different plans for the property and would like to know the types of businesses that would or wouldn't be allowed under proposed zoning. Where would the parking lot be for the office development? Would it be entirely on the front, along Lexington Avenue? Where would the garbage be? We would be concerned about the unsightliness of dumpsters, along with the noise when they are emptied, if they would be on the back side of the building. Also, what would be the status of deliveries to these businesses? Would they be made on a regular basis with large trucks that would require loading docks? The amount of noise associated with the operation of the development is a big concern. However, we are also concerned about the brightness from lighted signage and parking lot lights. Our bedroom window overlooks the development and we would have a problem with bright lights shining into our bedroom at night.
