<br />ADDmON: <br /> <br />The existing facility is grossly overcrowded making it difficult to get vehicles in and out. <br />The area allocated to the Utility Department also has engineering, code enforcement and <br />fue marshal's vehicles stored in front of the utility vehicles. In the case of a water main <br />break, the other vehicles are requiæd to be moved to access the utility equipment. The <br />new addition will provide parking for these pieces. The addition will also involve the <br />removal of the wood fence on Woodhill and replace it with an attractive building. <br /> <br />In addition, seasonal equipment from the Parks and Recreation Department and Streets <br />Department, as well as the Utility Department, are progranuned to be stored in the <br />addition. Much of this expensive equipment is either pushed up against walls to allow <br />parking or stored outside. A considerable expense can be allocated to wear and tear, and <br />weather, due to this storage procedure. The addiûon will greatly reduce this cost. <br /> <br />Many pieces of equipment that will be stored are either self propelled or towed. We have <br />set an interior clear dimension of eighty feet (80' _Oft). This width is a direct result of the <br />space needed to back the equipment into their spaces. This is the minimum width that is <br />practical; based on both our experience in designing this type of facility and through <br />discussion with those who will be using the facility. To decrease the width of the <br />building will eliminate it as a viable answer to the needs of the Department. Weare <br />requesting a setback variance of eight feet from the north property line. (Please see <br />attached site plans). <br /> <br />COURTYARD W AI] .: <br /> <br />The current courtyard wall is planned to be expanded to the north to provide needed <br />additional outdoor storage space for equipment and trailers and site security. The <br />existing courtyard wall is not in compliance with code for either setback from the <br />property line or for height. The current height varies from eight feet six incbes (8'-6") to <br />nine feet four inches (9' -4ft). We are recommending that the new wall be eleven feet <br />(11 '_Oft) high to adequately shield from view the equipment stored inside (also see <br />section on the Salt Sand Storage). <br /> <br />In order to reduce the visual impact of the courtyard wall on the adjacent streets, a <br />combination of elements is proposed. First, a ttu:ee foot (3' -Oft +) berm will decrease the <br />perceived height of the wall. Second, the wall itself will be visually divided into smaller <br />bands. These bands will be colored rockface concrete block for a base, brick (to match <br />the existing COIOIS) for the field and capped with a course of colored rockface block. <br />Finally, the area adjacent to the wall will be landscaped with trees and pJantings. <br /> <br />The entrance gate wilJ be card operated providing greater security for the courtyard. The <br />gate, itself, will be vinyl covered chainlink fence to blend with the brick. <br /> <br />2 <br /> <br />9787 <br />
