We are requesting a variance from the required thirty (30) foot setback and are proposing
an eleven (11 ') foot setback from the east property line which is ten (10) feet further
back than the existing courtyard wall. Please note that for a Public Works Facility,
located on a Civic Center Campus, each square foot of usable space is vitally important.

SALTISAND STORAGE:

In the very near future, the State and Federal governments are going to require that
salt/sand storage areas be coveæd to eliminate salt leaching into ground soils. CurrentJy,
excess salt/sand left over from the winter is given back to Ramsey County since there is
no place to keep it. With the covered storage, this wouJd be eliminated. As part of this
project, we are proposing the utilization of the existing courtyard retaining wall. This
area, which is currently used for salt/sand, will be covered by a structure to keep rain and
snow from the storage area. The structure has been designed to combine a cost-efficient
structural system while at the same time keeping the profùe as low as possible. The shed
roof profùe was set by the equipment, which will be used within the storage area, and to
minimize the visual impact. To provide these minimum heights will require adding two
feet to the height of the retaining wall. (See section on Courtyard Wall). The darlc
brown standing seam roofmg will blend into the colors of the existing wall and the
existing complex of buildings. It is also proposed to extend the new plal1tings with
conifers down the east side of the courtyard wall as additional screening.

In conjunction with the setback variance requested in the "Courtyard Wall" section, we
are requesting a variance for the height of the wall both for the salt/sand shelter and for
the incæased shielding from view of the vehicles. This additional height is proposed to
be carried on to the north and then west to the proposed addition.

3

9787
