The City has previously approved a request for a special use <br />permit for outside storage at North Heights Hardware to <br />allow storage of lawn mowers and other equipment. <br /> <br />2. North Heights Hardware has subsequently purchased the <br />residential property to the south of their existing hardware <br />store. <br /> <br />3. North Heights Hardware is proposing to divide the <br />residential lot and utilize the north portion of the lot for <br />addi tional parking to support an addi tion onto the south <br />side of their existing building. The residence will remain <br />on the south half of the residential lot. <br /> <br />4. The Planning commission unanimously recommended approval of <br />the comprehensive plan amendment from low density <br />residential to business. <br /> <br />5. The Planning Commission unanimously recommended approval of <br />the rezoning from R-l single family residential to B-3 <br />general business. <br /> <br />7. The <br /> the <br /> a. <br /> b. <br /> c. <br /> <br />6. The Planning Commission unanimously recommended approval of <br />the proposed lot division. I <br /> <br />Planning Commission unanimously recommended approval of <br />variances with the following conditions: <br /> <br />That staff approve a revised landscaping plan. <br /> <br />That staff approve final lighting details. <br /> <br />That a final grading and drainage plan be submitted and <br />approved by the Engineering Department. <br />
