Mr. Brainard worked for many years for the Metropolitan Transit Commission repairing and maintaining buses. He wants to set up a business to repair trucks, and he believes that Roseville would be an excellent location to start his business. After getting established, he would like to secure a permanent location and he would strongly consider an appropriately zoned property in Roseville, if one were available. 2. DEVELOPMENT SUMMARY The development that is proposed as part of this application can be quickly summarized. This is due to the fact that essentially none is proposed. In fact, it would be more accurate to state that Mr. Brainard wants approval to operate his business on this property until it develops. He has submitted a sketch illustrating the areas that he expects to use on the site and the various activities that will be located in these respective locations. The improvements that he proposes to ,make to the property are limited to the painting of the building and some minor structural repairs, and a commitment to keeping the site clean and free of litter and clutter and the weeds cut. 3. DEVELOPMENT ANALYSIS Planninq Considerations The proposed use is not allowed in the B-4 District, and we would not support it as a permanent use of the property even if the proposal were to meet all of the City's current standards.
