National School Bus company, Case No. 2225

Page ..

The only site alteration between Phase I and Phase II
is the removal of the interim ponding area when storm
pipe is available in Arthur street.

Phase III: Arthur street built, Prior Avenue
and vacated. Access is off Arthur street and
Road C. Phase III work to be done when Arthur
is built and open.

closed
County
street

Phase III creates a new access drive off County Road
C at the west edge of the site to replace Prior
Avenue access. The eastern County Road C access
drive is closed in favor of two new access points off
Arthur street, one at the north edge and one at the
south edge of the site.

Vehicle parking is rearranged. The eastern side of
the site is devoted entirely to employee car parking
and is separated from bus parking on the west side of
the site by the relocated security fence on a new
landscaped island. The island runs north-south
through the middle of the site. The combination of
the fence and landscaping will provide screening for
the buses. Landscaping is added along Arthur street
as well.

Landscapinq

Phase III needs one more overs tory trees along Arthur
street to satisfy the minimum requirement for street
frontage. The parking areas do not meet the five percent
minimum landscaped area requirement, and the applicant has
requested a variance to this standard. Since a good
portion of the site is to be enclosed within a security
fence for bus parking, we would consider more landscaping
in the areas outside the fenced area to offset this lack,
especially on the Arthur street frontage and on the
north-south interior island.

Buildinq Treatment

The building is corrugated metal with a painted concrete
block front office structure. There is exposed rooftop
equipment. The only proposed alteration to the building
is to paint it, which will be an improvement, but still
shy of the strict Code requirements. The applicant has
requested a variance to the building material requirement,
even though they believe the metal building meets the
design standards as "metal framed panel construction".
section 19.0l0.l(d) requires a building to be "other than
corrugated" material.
