<br />National School Bus Company, Case No. 2225 <br /> <br />page 5 <br /> <br />Given the present use of the site and the future <br />development anticipated in the area, it is reasonable to <br />allow the building to remain sUbstantially as is for the <br />time being (with a good paint job) but to follow a <br />timetable to be brought up to Code standards eventually. <br />If the use is to be relatively short-term on this site, <br />perhaps five or, ten years, then significant investment in <br />the building is unwarranted. If, however, the bus company <br />intends to remain long-term, then it is reasonable to <br />expect it be compatible with future high quality <br />development anticipated for the area. <br /> <br />Lighting <br /> <br />We do not have detailed information on proposed lighting <br />for the site. <br /> <br />screeninq <br /> <br />As noted above, screening of rooftop units is not <br />currently proposed for the building, but could be made <br />part of future improvements. screening of the overhead <br />doors (from Arthur street) on the east side of the <br />building appears to be handled adequately with the fence <br />and landscaped island proposed for Phase III immediately <br />east of the building. screening of the overhead doors on <br />the west side of the building (from County Road C) appears <br />adequate in Phase III. <br /> <br />Parkinq <br /> <br />There is no stated parking requirement in the Code for <br />this use and we are relying on information supplied by the <br />applicant as to the number of employees and buses to be <br />accommodated on site. <br /> <br />One more handicapped parking stall, for a total of four, <br />is required to meet the minimum standard of 2% handicapped <br />spaces. This could be accomplished by a minor revision to <br />the parking area immediately east of the main entry. <br />
