<br />-¿<-Sf <br /> <br />This is the Concept plan proposal which Bob and Peggy Slater, <br />from Lake Owasso Marina 2774 Victoria Street, are submitting for <br />approval for a P.U.D.. We are applying for a P.U.D. so that we <br />may be able to use our "extra lot" which was purchased in 1983 <br />for use by the Marina. We use this space for parking cars in the <br />summer and storing boats in the winter. <br /> <br />As proposed in the sketch plan, we propose to erect a fence <br />between us and our neighbor to the north. This will create <br />privacy for the future owners of that lot which is for sale. The <br />board-on-board design will match the other fences on our property <br />and the vines will make it even more appealing. <br /> <br />The following will be our response to the Planning Commission's <br />list of inquiries. <br /> <br />Screening: A board-on-board fence between us and our neighbor to <br />the north. As for screening along the street, we do not find it <br />necessary but we intend to plant shrubs within the next couple of <br />years. As stated by at least two members of the commission, the <br />Marina is just not noticeable when driving along Victoria st <br />because one is too busy watching the road. This has always been <br />a problem for us, in that people driving either north or south on <br />Victoria st. don't notice our sign, much less the Marina! See <br />attachment A. <br /> <br />Improvements over time: 1) Planting of shrubs on roadside for <br />screening from street. 2) Planting more trees on property. 3) <br />Blacktopping parking area by Duplex where it becomes muddy in <br />Spring. 4) Enlarging the deck on the lake side of the Marina. <br />**In general we have proven to be very conscientious about <br />cleaning up the Marina and making it attractive and will continue <br />to do so in the future. please bear in mind, this is also our <br />home. We very much want to develop and maintain an attractive <br />appearance on our property. A major improvement this year is the <br />purchase of 4 new pontoon boats and motors to replace the 4 old <br />ones. This is a huge expense for us and one we could have done <br />without if we didn't believe in continual improvement. <br /> <br />Boundary Survey: See attachment B. These two surveys are not on <br />the same scale but show the property lines of the entire property <br />which has not changed since these were executed. <br /> <br />Volume of cars and boats: See attachment C. On summer weekends <br />and holidays, when the weather is warm and sunny, we have about <br />18 vehicles parked in our lot. On weekdays there is an average <br />of 3 vehicles parked in the lot. Our live bait customers average <br />about 3Ø per day on nice weekends; and about 8 on weekdays. <br />Naturally, we would like to see this increase. We do no where <br />near the volume of other bait stores in the area. <br />In the winter we store our 4 pontoon boats plus 16 other boats in <br />the parking lot. <br />
