PLANNING REPORT

DATE:

9 October, 1991

CASE NUMBER:

2332

APPLICANT:

Robert Seeger
Norwest Bank

LOCATION:

1717 Lexington Ave. N.

ACTION REQUESTED:

sign variance

PLANNING CONSIDERATIONS:

1. BACKGROUND

Norwest Bank applied last month for a variance in order to
erect a pylon sign for their existing building on Lexington
Avenue. The variance was to the front setback since there is
not sufficient space in front of the building to erect a
reasonably sized sign and meet the setback. A pylon on either
the north or south edges of the si te would be blocked by
existing signage on adj acent properties or by trees on the
site.

Their request was continued for 60 days pending Planning
Commission consideration of revisions to the sign ordinance.
One suggestion made at the meeting, however, was to substitute
additional wall signage on the building for a pylon sign. The
request before the Planning Commission tonight is for a
variance to accomplish this additional wall signage as
suggested.

2. DEVELOPMENT ANALYSIS

The building is in the B-2 District. Under the standards of
the Roseville Code, the signage standards are as follows:

1) Wall Sians. Signage on the building is allowed for
an area of at least 100 square feet or 4% of the front
building elevation, whichever is greater. The front face
of the Norwest building is about 1,870 square feet, 4%
of that is 75 square feet, so the 100-square-foot
minimum would apply.
