BACKGROUND <br /> <br />Norwest Bank applied last month for a variance in order to <br />erect a pylon sign for their existing building on Lexington <br />Avenue. The variance was to the front setback since there is <br />not sufficient space in front of the building to erect a <br />reasonably sized sign and meet the setback. A pylon on either <br />the north or south edges of the si te would be blocked by <br />existing signage on adj acent properties or by trees on the <br />site. <br /> <br />Their request was continued for 60 days pending Planning <br />Commission consideration of revisions to the sign ordinance. <br />One suggestion made at the meeting, however, was to substitute <br />additional wall signage on the building for a pylon sign. The <br />request before the Planning Commission tonight is for a <br />variance to accomplish this additional wall signage as <br />suggested. <br /> <br />2. DEVELOPMENT ANALYSIS <br /> <br />The building is in the B-2 District. Under the standards of <br />the Roseville Code, the signage standards are as follows: <br /> <br />1) Wall Sians. Signage on the building is allowed for <br />an area of at least 100 square feet or 4% of the front <br />building elevation, whichever is greater. The front face <br />of the Norwest building is about 1,870 square feet, 4% <br />of that is 75 square feet, so the 100-square-foot <br />minimum would apply. <br />
