<br />seeger/Norwest, Case No. 2332 <br /> <br />Page 2 <br /> <br />In addition, there is a bonus of 1/2 square foot of sign <br />area for each lineal foot in excess of 60 feet that the <br />sign is set back from the center line of the frontage <br />street. The front face of the building is set back 73 <br />feet from the center line of Lexington Avenue, or 13 <br />feet in excess of 60, for a bonus of 6.5 square feet. <br /> <br />This means the building can have wall signage on any <br />face of the building - front, sides, or back - as long <br />as the total of all the signs does not exceed 106.5 <br />square feet. The current signage on the front of the <br />building is 100 square feet. <br /> <br />2) Pylon Siqns. One pylon sign per building per street <br />frontage is allowed, also no greater than 100 square <br />feet in area, and no more than 25 feet in height, set <br />back at least 30 feet from the front property line (the <br />current right-of-way line for Lexington Avenue) and 10 <br />feet from either of the side lot lines. <br /> <br />We discussed with the applicant several options for pursuing <br />signage for the building, given the standards outlined above <br />and the current feeling about the proliferation of signage in <br />the community. These options were: <br /> <br />1) A pylon sign more or less in the middle of the site <br />in front of the building that is taller and thinner than <br />the original proposal, but that would meet the 30' front <br />setback and the 25' height 1 imi t. We had sketched out <br />this idea and sent it to the applicant following the <br />September Planning Commission meeting. Norwest indicated <br />this did not fit with the overall corporate logo format <br />and they could not pursue this option. Such a pylon <br />sign, even though it would meet the Code, would still <br />contribute to the "sign clutter" along Lexington Avenue. <br /> <br />2) A pylon sign in their preferred format beyond either <br />the north or south edges of the building, where it could <br />meet the 30' setback. As was discussed at the previous <br />Planning Commission meeting, this would mean serious <br />loss of visibility from either the north or south due <br />to trees or adjacent signs. <br /> <br />3) Additional wall signage in lieu of a pylon sign. <br />Since a pylon would have two faces, each of 100 square <br />feet facing opposite directions, it would be reasonable <br />to propose signage of 100 square feet on each of the <br />north and south faces of the building ( equivalent to a <br />pylon sign split in two and placed on the building), in <br />addition to the permitted wall signage already on the <br />
