They also <br />recommend that adequate design be considered for garbage trucks in the parking <br />lot areas. Carol will verify the size of garbage trucks that will serve this <br />development to determine loading requirements. <br /> <br />11. Twenty-two foot minimum drives and roadways are shown. Provide B-612 <br />concrete curbs and gutters at main roads. Interior parking lots would not <br />necessarily require gutters. Provide a gutter extending across all curb cuts. <br /> <br />12. Revise the turning radius at the southwest comer of the adjacent restaurant <br />property to keep the curb within the property limits. Provide maximum turning <br />radius as possible. <br /> <br />13. The streets will be posted as "no parking." <br /> <br />14. A mix of compact stalls and standard parking stalls are shown. From a practical <br />standpoint, it would be acceptable to stripe the stalls at 8 1/2' versus 8' for <br />compacts and 9' for standard in these areas. <br /> <br />15. Interior curb radii at drive areas at parking lots need not be 15'. <br /> <br />16. The drive extension to Minnesota Avenue should be moved to the east 4' to allow <br />for a 4' wide bituminous path on the west side of the road. This will reduce the <br />setback from the road to the two-unit building to 11' versus 15'. The free-standing <br />garage in this location should be a minimum of 5' from the property lines. <br /> <br />17. The City expressed a concern that parking should not occur in front of garages <br />within drive aisle areas. Upon review of the plans, it appears that this would only <br />potentially occur at end units outside of the drive aisles, which would not affect <br />the drive clearances. <br /> <br />18. Move the southernmost unit within the southernmost building further north to be <br />in line with the adjacent units to ease the extent of retaining walls in this area. <br /> <br />19. Three play areas will be shown: One for older children which will be a basketball <br />court on the western portion of the site and two for younger children, one to be <br />located between the two southern buildings and the other to be located in the <br />northeast area of the site at the intersection of the trail systems. <br />
