Provide adequate landscape buffer at the western property line separating the <br />westernmost building from the adjacent residential development. <br /> <br />21. Relocate the existing north/south sanitary sewer to run between the two <br />westernmost buildings. <br /> <br />22. Hydrants will be placed within 150' of the building perimeters with the exception <br />of the 13-unit buildings. Provide two hydrants at either end of these buildings. <br />No hydrants will be provided behind the buildings. The distances will exceed 150' <br />in this ~rea due to the inaccessibility to the rear of these buildings. <br /> <br />23. The City indicated that the existing watermain in Marion Street is on the west side <br />of the street. John Duffy to layout all gas, electrical and utility lines on the plan. <br />The existing hydrants along Minnesota Avenue will serve the duplex at the north <br />portion of the site. <br /> <br />24. The City requires that the submission indicate preliminary plat information, <br />including existing easements, easements to be vacated and new easements. This <br />drawing does not have to be a registered land survey document. However, <br />dimensions should be shown on this drawing. City requested that this <br />information be overlaid on the survey with the proposed building locations <br />shown. A registered land survey document will be required for final approval and <br />final plat submission. Phil referenced Chapter 17 and 20 of the City Zoning <br />Ordinance for specific P.D.D. submission requirements. <br /> <br />25. The City reiterated that the key issue in their mind is the perception of this being <br />a low-income housing development. It will be necessary to address this issue with <br />the neighbors, Planning Commission and Council. Management issues should be <br />addressed as well as information as to the rental rates and income of proposed <br />residents. <br /> <br />26. The walking trail should have more undulation behind the northernmost building. <br />Eliminate the walking trail along the roadway south of the northernmost building. <br /> <br />27. Jerry requested that the foundation landscaping be relocated from the building <br />edge to the edge of the trail. <br /> <br />28. Selective landscaping should be considered along the northern property lines so <br />as not to compete with the existing forest condition. <br />
