Rooftop units were <br />carefully situated and measured, as can be seen on the <br />attached sections. Original plans called for all rooftop <br />utilities to be 5' high, but the plans have been modified <br />as noted to stay below a smaller dimension in some <br />instances in order to be screened from the view to <br />surrounding streets. The view from I-35W could not be <br />fully screened, since the freeway is artificially raised <br />in this area due to the interchange. Motorists, however, <br />will be going fairly fast and will have the guardrail <br />blocking a portion of the view. <br /> <br />Trash Handlina <br /> <br />Trash will be handled completely within the buildings. <br /> <br />Enaineerina Considerations <br /> <br />There are several easements on the site, including the NSP <br />transmission line and a williams pipeline easement. The <br />sites have been adequately designed around these easements <br />and the necessary private arrangements have been made for <br />the construction. Ponding on site meets engineering <br />standards. <br /> <br />Parks and Ooen Soace <br /> <br />Not applicable. <br /> <br />Fire Marshal Considerations <br /> <br />The Fire Marshal has reviewed the plans and found them to <br />be adequate. <br /> <br />4. CONCLUSION AND RECOMMENDATION <br /> <br />The question before the Planning commission is one mainly <br />of use, not of design details. If the project were in <br />another zoning district, building permits could be issued <br />without review by the Planning Commission or City council. <br />The applicant has been diligent in providing <br />well-designed, professionally-prepared plans that meet or <br />exceed all design standards. <br /> <br />section 12.035 of the Code provides the criteria for <br />consideration of a Special use Permit: <br /> <br />1. Imoact on traffic. The proposed use, being one-level <br />and having a portion of the space devoted to service or <br />warehouse space, will generate less traffic than many uses <br />that would be permitted without special consideration, <br />
