In November of 1991, the City Council approved Ted Brausen's <br />request for rezoning and general concept planned unit <br />development plan approval at 2164 and 2180 N. Dale Street. <br /> <br />2. In accordance with the city's PUD ordinance, Mr. Brausen is <br />requesting approval of final development plan for the site in <br />question. <br /> <br />3. ci ty staff has reviewed the proposed final development plan and <br />find it to be consistent with the previously approved general <br />concept planned unit development plan. However, Mr. Brausen <br />has indicated that the structure housing equipment to clean up <br />soil contamination on the site will have to remain longer than <br />originally anticipated. The structure will be located between <br />the new service building and the gasoline convenience store <br />building. Staff is concerned that the structure would prevent <br />access to the easterly two new service bays and prevent safe <br />exiting of cars from the new car wash facility. <br /> <br />Alternatives: <br /> <br />1. <br /> <br />Approve the proposed final <br />finding that the plan is <br />approved plan. <br /> <br />development plan based on the <br />consistent with the previously <br /> <br />2. Deny the final development plan based on the finding that the <br />proposed development plan is not consistent with the previous <br />general concept PUD plan and is detrimental to the general <br />health, safety, and welfare. <br /> <br />Policy Objectives: <br /> <br />1. To insure development occurs consistent with the City's <br />comprehensive plan and zoning ordinances. <br /> <br />2. To insure that development is not detrimental to the general <br />health, safety, and welfare. <br />
