The easement would prohibit any <br />significant obstruction to visibility from the ground to <br />8 feet off the ground within a 10' setback from the <br />right-of-way line. If any access to the property is <br />built off of Western Avenue, the property owners will be <br />required to maintain the easement free from such <br />obstructions. <br /> <br />2. That grading plans be submitted for review and approval <br />by staff for any new building permits that are requested <br />on either lot. <br /> <br />3. That the legal descriptions of the parcels be modified <br />as approved by City staff. <br /> <br />4. That a driveway turnaround be provided on the new lot if <br />it is developed. <br />
