<br />Parkridge Development, Case No. 2471 <br /> <br />Page 8 <br /> <br />1) The number of overstory trees along County Road C <br />should be eight to meet the 50' spacing suggested in the <br />design standards; six are shown. <br /> <br />2) The overstory trees along County Road C are shown within <br />the addi tional 10' of right-of-way to be dedicated. These <br />should be moved back behind the new lot line. <br /> <br />3) Along the internal private streets, only shrubs are <br />indicated, wi th very few larger trees. These internal <br />streets ought to have a character similar to other <br />residential streets, with more overstory trees. <br /> <br />4) The entries to the units do not indicate any landscaping <br />at all, other than one or two shrubs out at the curb. A <br />typical entry planting plan should be developed, taking into <br />account the orientation of the units and proposing shade or <br />sun tolerant species where appropriate. <br /> <br />5) The east and west edges of the site show only shrubs. <br />Additional landscaping would be appropriate, both to screen <br />the units from neighboring properties and to provide back <br />yard interest (on the west edge) for the new residents. On <br />the east edge, the private street is shown 5' from the side <br />lot line. Although this is the minimum setback for a <br />driveway in residential districts, this new road is more <br />like a public street and should be set back at least 10', <br />both to provide more separation and screening from the <br />adj acent neighbor and to provide needed space to support <br />larger landscaping. <br /> <br />6) The south edge of the project abuts Central Park, where <br />there is a 30' drop down to the park on a wooded slope. <br />Even though there is considerable vegetation on this edge, <br />it is largely volunteer scrub growth and some additional <br />landscaping would be appropriate for the back yards of the <br />units facing the park. <br /> <br />7) The landscape plan has not been coordinated wi th the <br />drainage plan. Landscaping is shown within the on-site <br />ponding areas and on some of the slopes into the ponding <br />areas. The landscaping should be designed to work with <br />whatever on-site ponding provisions are proposed, to insure <br />the survival of the plantings. <br /> <br />Liqhtinq <br /> <br />Lighting is not shown on the plans, but we have discussed the <br />issue generally with Mr. Kehr. It is assumed that outdoor <br />lighting on each unit will take care of most of the lighting <br />
