project.

3. ENGINEERING CONSIDERATIONS:

The Engineering Staff bas reviewed the submittal and bas made the following
recommendations:

1. Need a concrete sidewalk along County Road C. .

2. Both the new proposed Storm Sewer and Watermain that exit the
property to the south cross city park property. There is an existing
storm sewer and watermain located in County Road C which should be
sued and not cross city property.

3. The proposed 12" PVC storm sewer line between manholes 1 and 12
as shown on sheet 2 of the plans is at 11.71 % grade. The water in that
section of pipe will be running at 18 feet per second. The invert of the
pipe will not last long at that grade. The water should not run greater
than 10 feet per second. Additional manholes would be needed to slow
the water down.

·4. The plan does not show the location of the existing trees and the
number that would have to be cut down if the park property is used.

5. All existing wells on the property must be removed as per State of
Minnesota standards. All existing sanitary sewer and water services
that are not going to be used must be removed as per City of Receival
standards.

6. Any deferred assessments due to the re-zoning must be paid as per city
policy.

7. Proposed manholes number 13 and 16 must be moved to the south so
the proposed new connections to the existing manholes in County Road
C enter as close to· 90 degrees as possible.

8. No landscaping plans were available to review.

.

9. Rain water will stand in a low area on the west side of the site. This

6
