The <br />project has been modified slightly since the Sketch Plan review, <br />and has been further modified since drawings were submitted a few <br />weeks ago. Mr. Kehr and his architects indicate that the project <br />is still being refined and may undergo further changes before it <br />is finalized. The changes involve the removal of one and perhaps <br />two units, modification of the community room, grading changes due <br />to a potential change in the handling of storm ponding, and minor <br />architectural design features. None of these changes alters the <br />basic character and layout of the project. Beyond these changes, <br />some features of the plan have been left in a concept stage, <br />particularly the landscape plan which does not show specific <br />species or sizes. <br /> <br />Because the project has not been submitted in final form with <br />details required for General Stage PUD approval, the Planning <br />commission cannot act on that request. This being the case, the <br />Planning commission may wish to use this opportunity as a "second <br />stage" Sketch Plan to consider the broad issues involved in the <br />project and give a clear indication of whether the project is <br />likely to be approved in some form or not, understanding that the <br />Commission need not make a final decision if the applicant has not <br />presented a final design according to the city's submission <br />requirements. <br /> <br />2.
