BACKGROUND <br /> <br />Slawik properties owns the ¡and on the west side of Snelling <br />Avenue from Terrace Drive soùth to County Road C. This includes <br />the Midway Ford site as well as the vacant land south of it to <br />County Road C, but not the Conoco station on County Road C. Slawik <br />is applying for a preliminary plat to divide the property into a <br />different configuration of lots. Related to this item is Case No. <br />2494, a variance request for a relocated fence on the Midway Ford <br />site. <br /> <br />wi th the construction of Lincoln Drive between County Road C and <br />Terrace Drive as a remote frontage road to Snelling Avenue, the <br />existing frontage road is no longer needed and has been vacated by <br />the City. The frontage road is angled northeast-to-southwest, <br />with Midway Ford on the site north and west of the frontage road, <br />and the vacant Slawik parcel to the east and south. Four <br />adjustments to the property are anticipated by the proposed plat: <br /> <br />1) with the frontage road vacation, the right-of-way reverts <br />to the underlying owner (Slawik), which adds area to both <br />parcels. <br /> <br />2) with the frontage road gone, Slawik <br />agreed to adjust the lot lines of the <br />more rectangular parcels instead <br />triangular-shaped parcels. <br /> <br />and Midway Ford have <br />two parcels to make <br />of the existing <br /> <br />3) Slawik is creating a new lot on County Road C and <br />Lincoln Drive for the proposed Jiffy Lube. <br /> <br />4) The Conoco site is being expanded slightly to <br />accommodate the plans approved in the PUD with Jiffy Lube. <br /> <br />These four lots constitute the proposed plat, as illustrated on <br />the attached preliminary Plat. <br />
